Planners Approved Right-Of-Way Request

Paris, Tenn.—Meeting in regular session Thursday evening, the Paris Municipal Regional Planning Commission approved a request to acquire undeveloped right-of-way on Belmont Street to allow the future construction of homes.
At the meeting’s outset, the panel welcomed Linda Searcey as a new member. Searcey is the Assistant Principal at Rhea Elementary School in Paris.
Paris Community Development Director Jennifer Morris said Todd Hackney has purchased seven parcels surrounding at the end of Belmont Street which has been undeveloped for some time. She said Hackney is interested in acquiring the undeveloped right of way which is adjacent to and surrounded by the seven parcels.
Patrick Smith of L.I. Smith Engineering spoke on behalf of Hackney. He explained that Hackney is looking to develop the properties into a subdivision and will probably get six building sites on it. At the end of Belmont Street is a small creek and Morris said the city has no plans for that area.
Smith said Hackney will be presenting a development plan to the panel in the future.
In other business:
–The planners approved a minor site plan for Tucker Rentals at 2845 E. Wood St., for an addition to the Triple T Tire Pros building at 2845 E. Wood St. Morris said the plan originally presented and approved in 2012 by the planning commission but nothing was constructed after that approval.
Morris said nothing has been changed on the request from that earlier approved. Morris said she reminded them that when a plat is approved, the property owner or developer has six months to obtain a building permit. If they do not do so within the six month time period the plat must be resubmitted to the Planning Commission for approval. Additionally, if a plat is approved and a permit is issued, the developer has 18 months to complete construction. If within the 18 month time period construction is not completed, the plan must be resubmitted to the Planning Commission for approval.
Jeff Tucker is proposing a 960 square foot addition to the rear of their building. This property is located in a P-B Planned Business District. Morris said 19 parking spaces are proposed and 15 spaces are required.
–Planners approved a subdivision plat submitted by Mary Gail Muller and Amy Perkins to divide a 3.45 acre tract from a larger tract jointly owned by Muller and Perkins. The property is located in the Planning Region off of Henderson Drive in the India Rd. area.
–The commission continued its review of subdivision regulation amendments.
