Paris, Tenn.–At a routine meeting Thursday evening, the Paris Municipal Regional Planning Commission approved a site plan for Hidden Treasures at 2945 E. Wood St., and a change in density for property on North Poplar St. in Paris.
Hidden Treasures is proposing an additional 4,620 square feet building ahiwhc will be utilized as a flea market.
Administative Assistant Jessica Crouch said when reviewing with the engineer, parking posed a big issue. Engineer LI Smith of Paris submitted a proposed area for parking that will meet parking regulations. Based on all calculations the proposed parking will be adequate for the additional building.
At the last meeting, the board recommended that Owner Hassell acquire a permanent easement for parking stalls at the adjoining parcel before approval of the complete site plan and that was approved.
In other business, a homeowner approached the city regarding setbacks and a variance for 510 N Poplar Street.
Crouch explained the property is currently zoned R-3 M, and the surrounding properties are zoned R-3 H. In order to build a house on this parcel due to its small size and density, the setbacks would need to be reduced. After much discussion, staff determined that the best solution to this problem would be to change the density to match the surrounding properties.
In changing the density, it would not change the zoning designation which is R-3. R-3 allows for single, duplex, and multi-family residential. This would not change the underlying district, only the density which dictates setbacks.
Crouch noted that the density is being changed, not the zone. She noted that one small parcel has a different density than the surrounding parcels and it has been that way for years and years. It is being changed to match all the properties around it.
