
Dyersburg, Tenn.–If You Build It, They Will Come
The Dyersburg community was the recipient of the largest Site Development Grant ever awarded, at $5 million, for the purpose of building a speculative industrial building. It was also the only community awarded a grant for the construction of a spec building.
The application proposed the construction of a 100,000 sq. ft. shell, to be constructed in the Commerce Industrial Park on a 200,000 sq. ft. pad located in our 67-acre Select TN Certified Site. The $5 million grant was matched with $1 million of local contributions from our economic development allies – the City of Dyersburg at $300,000, Dyer County at $300,000, Dyersburg Electric System at $200,000, and the Industrial Development Board of Dyer County at $200,000.
Since then, an enormous amount of work has been completed. Contracts were completed and executed between the IDB and TNECD. Requests for proposals were solicited and reviewed, with the IDB awarding the construction management contract to RFW Construction. Engineering and design were completed, incorporating the suggestions of economic developers from both TNECD and Tennessee Valley Authority. Bids were collected, evaluated, and awarded for all the subcontractors needed for construction. Each step was meticulously recorded and monitored by the Northwest Tennessee Development District to ensure compliance with local and TNECD procurement guidelines.
Construction of the spec building is well underway, and again the city appreciates the Tennessee Department of Economic and Community Development (TNECD) for this grant that will greatly enhance economic opportunities for our community and improve our quality of life in Dyersburg!
