Paris, Tenn.- The City of Paris Municipal Regional Planning Commission approved a site plan revision for the new convenience store operated by Dharmesh Patel located at 45 Hwy. 69 North.
The planning commission had previously approved a site plan for the convenience store and Thursday evening approved a variance request in the Board of Zoning Appeals meeting which was for 24 ft. to locate three gas tanks in the required setbacks. The development proposes a 4200 sq. ft. building with 26 parking spaces.
Community Development Director Jennifer Morris had contacted six other cities to see if they allow the variance and four of the six did allow it. She said Patel has shown good faith in purchasing other properties in the area.
In order for the building to miss the water main located across the rear of the site plan, BZA members granted the variance. A notice of public hearing was sent to all property owners within 300 ft. of the property for the requested variance and none showed up against the variance.
In approving the site plan revision, the Planning commission saw no issues with the revision.
Planners also sent a recommendation to the City Commission to approve a request to acquire right-of-way on Iris Street. The request comes from Larry Bolding of 615 N. Poplar St. to consider allowing him to acquire the dead end right of way at 109 Iris St. The street is an extension portion of Crossway St. just of Greer St. Bolding owns the property to the north of Iris St. and is in the process of acquiring property at 109 Iris. Community Development Director Jennifer Morris did recommend the Keenan amendments be included in approving the request.
Bolding informed planners his intention would be to keep the existing house as an accessory use to his property for storage, etc. or demolish the structure. He has also considered fencing the property to include all of his property.
The Planning Commission also approved a rezoning request for the corner of Irvine and West Wood St. The owner requested it be rezoned from commercial to residential. The owner wants to move a manufactured home onto the property and continue the previous use of the property as residential. The property was zoned B-1 and is surrounded to R-3-M for multi family residential. The former dilapidated structure on the property was demolished as a result of condemnation.
Planners also approved a site plan revision for Phillip Brown for the development at the corner of Volunteer Drive and Maurice Fields Drive. The plan is for a 4K sq. ft. building. Brown has requested to be allowed to add porches to the front of the structure. He said he plans that above each door is a separate porch and it will extend 10 feet from the perimeter wall of the building.
