Planners Table Coop Request For Old Holley Building

Paris, Tenn.—After discussion, the Paris Municipal Regional Planning Commission tabled a request from the Henry Farmers Coop for approval of a site plan for its location at 225 Hwy. 69N (the old Holley Carburetor plant). The Coop proposes to locate a retail space on the south end of that building.
Questions were raised during the meeting regarding whether retail was allowed in an M-2 Heavy Industrial Zone where that building is located. The Coop is proposing 456 square feet of retail space in the southwest corner of the building which would require additional parking space.
City Economic Development Director Jennifer Morris pointed out that the entrance to the parking space would have to be enlarged. She also noted that paving would not be required in an industrial zone.
Morris said the Coop proposes to sell products in bulk such as seed and fertilizer from that facility. However, commission members said they had heard the present Coop building may be closing on W. Wood St.
Members asked for more answers to their questions and voted to table the request for now.
In other business:
–The commission approved the plan for Phase 4 (final phase) of Hunter’s Pointe subdivision as submitted by Lonny Noble. The final phase will extend through Winding Way, from Foxfire to Harding Road.
–The commission also continued its discussion on a request to amend the city’s zoning ordinance to allow a self-storage in a B-2 district.
City staff has researched self-storage regulations in other cities and said they did not find specific regulations for self-storage in downtown business districts.
Morris said, “I don’t think we really want self-storage facilities anywhere downtown.”
At the Board of Zoning Appeals meeting which preceded the planning commission, the BZA approved a side yard setback variance for Barbara Roberts at 52 Mallard Lane.
